As we navigate this evolving terrain, it’s essential to recognise the insights and innovations brought forth by female leaders in the industry.
“The changing market dynamics, consumer behaviour, and emerging trends represent an evolution towards more conscious, personalized, and sustainable living and working environments,” shares Elena Oancea, Managing Partner at Lemon Interior Design. “Consumers today are more informed and have higher expectations; they seek spaces that not only serve functional purposes but also reflect their personal values, such as sustainability and wellness. This shift demands that we, as industry professionals, not only adapt to but also anticipate these changes to create innovative and adaptable spaces,” adds Elena.
In Romania, the focus on green buildings has intensified, with the Sustainable Development Strategy 2030 on the horizon. “Since 2012 Romania has considered green buildings but with Romania’s Sustainable Development Strategy 2030 around the corner, consumers are pleasantly happy developers are required to implement the new “green trend” with nZEB, to create healthy and sustainable projects” explains Ashton Topolinski, Partner, Head of Marketing at InteRo Property Development. “Moreover, nZEB and globally known green certifications, BREEAM, LEED, EDGE, and WELL, will become a development standard for all new developments in the city,” Ashton adds, highlighting the commitment towards sustainable projects.
“We are witnessing a shift towards more sustainable and eco-friendly properties, reflecting a growing awareness of environmental concerns among consumers,” affirms Irina Herascu, Interior Architect at PickTwo. She notes the notable demand for spaces that promote wellness and mindfulness, influencing interior design choices such as natural lighting, biophilic elements, and flexible layouts.
Elevated consumer expectations are driving the real estate industry towards more conscious and personalised living and working environments. Consumers seek spaces that reflect their values, placing a premium on sustainability and wellness.
“The COVID-19 pandemic has increased the attention to health and safety in the workplace, leading companies to seek out Green Certified Buildings, such as LEED and WELL, along with updated technical specifications aimed at providing the utmost comfort for occupants.,” says Otilia Bordei, Head of Office Agency at Avison Young Romania. She emphasises the importance of integrating technologies such as touchless access and air purification systems to ensure safe and healthy work environments.
“The real estate industry is undergoing significant transformation driven by changing market dynamics, consumer behavior, and technology integration. Digital platforms and virtual tools are revolutionizing processes, offering opportunities for increased efficiency and personalized services,” says Oana Stupinean, Leasing & Marketing Manager at ELI Parks. However, adapting to rapid technological advancements presents challenges, requiring continuous learning and upskilling among real estate professionals.
The convergence of sustainability initiatives and elevated consumer expectations is reshaping the real estate landscape. Through innovation, adaptation, and collaboration, industry professionals have the opportunity to create spaces that not only meet the needs of today but also anticipate the demands of tomorrow.
